Brookdale Senior Living said on October 13, 2026 that it had signed a definitive agreement to buy 30 senior living properties from Welltower for $290 million, buildings the company already runs under a lease that was set to run to 2032.
The portfolio holds 1,152 assisted living and memory care units spread across 13 states and carries roughly $17.8 million in cash rent for 2027, the Brentwood, Tennessee company said. Brookdale expects the purchase to close in the fourth quarter of 2026, funded with cash and non-recourse mortgage borrowing, lifting its share of owned units to nearly 80% from about 77%.
Separately, Brookdale said it closed a $157 million purchase on September 30, 2026 of 17 communities it had previously leased, covering 735 units in Colorado, Kansas, Ohio and Texas. That deal removes about $11 million of annual cash rent in 2027 and was financed partly with $108 million of mortgage debt priced at SOFR plus 215 basis points over an initial five-year term.
The two companies also agreed to extend a separate lease covering 39 communities to June 2036 and to make Brookdale's fair market value purchase option exercisable throughout the term, subject to a negotiated floor. Nick Stengle, chief executive of Brookdale, said owning the buildings lets the company keep more of future operating growth.
